A wine and agricultural estate in the Chianti Rufina area, close to Florence, featuring a main manor house, a building divided into apartments, and extensive grounds with a vineyard and an olive grove. Description The property comprises the main country house, traces of which go back to the medieval period, but which was remodelled to its current form in the 19th century. In the oldest part there is the manor house that develops on the entire first floor and has access via a still-functioning stone stairway that, through a covered loggia, leads into the manor house where large rooms with wooden beams on the ceilings and the large fireplace testify to its past, and adjacent to it a large two-level apartment. On the lower ground floor beneath the manor house are the ancient cellars with the oak room, the area dedicated to wine refining, and other various productive spaces. At a reasonable distance we find the old barn which has been divided into three independent apartments; there is also a ground-floor room with a private bathroom. Outdoor spaces The estate covers about 16 hectares, of which 4.5 ha are olive groves and 3.5 ha are vineyards (2.3 ha in Chianti and 1.17 ha in IGT), all highly productive. The area closest to the buildings is kept as a garden and common zones enriched with flowering shrubs and tall trees providing shade and coolness, and in a more secluded part of the land, with panoramic views of the valley, there is a detached pool; there are also a barbecue area, a bocce court, and a children's play area. Strategically located within a wildlife reintroduction area, where it is not uncommon to encounter roe deer, hares, and pheasants while driving along the approx. 500 m dirt road that leads to the buildings. Condition and finishes The manor house was renovated in the early 1990s, during the same years the apartments inside the old barn were created in the typical Tuscan style with stone, wood, and terracotta. Some upgrades to the systems would be necessary, especially to bring the buildings up to current regulations. Potential uses A property that could continue its natural vocation as an agricultural company with agriturismo activities and wine and oil production, or be used as a family home to live in year-round thanks to its proximity to services and to Florence.
